It's that time of year again.  The beginning of October marks the date of Austin's most famed festival, Austin City Limits Music Festival is back and bigger than ever with their two weekend run of music and events at Zilker Park in the heart of Austin.  This year the music festival is celebrating its 15th year and bringing with headlining acts from Radiohead to Mumford and Sons and Hip Hop phenom Kendrick Lamar.  Beyond the 3 days of music each of the next two weekends bring we wanted to highlight our favorite "late night" shows happening at some of Austin's favorite music venues.

The Central Texas summer selling season ended on a strong note in August 2016, with annual gains in both single-family home sales and prices, according to the August 2016 Central Texas Housing Market Report released today by the Austin Board of REALTORS®.

Aaron Farmer, 2016 President of the Austin Board of REALTORS­® said, “Austin, and now the Central Texas region at large, continues to be a magnet for jobs and new businesses across multiple industries. This continues to keep housing demand at an all-time high and inventory at near-record lows despite strong housing development and a greater number of listings on the market.”

Single-family home sales rose 5.3 percent year-over year to 2,985 home sales across the Austin-Round Rock Metropolitan

 What I Love About Austin

I moved to Austin in 1992 from Dallas.  I love Dallas, I just love Austin more.  Austin is a mix of old and new, of hippies and rednecks, of East meets West and North meets South.  It has become a global community drawing people from all over the world.

What makes Austin so great? 

  • It has a great job market, especially if you are in hi-tech.
  • There is no state income tax
  • Cheap housing relative to many other parts of the country
  • It is a “Hip” place to be with a music and social scene second to none
  • Beautiful surroundings, lakes and hills, interesting small towns, close by
  • Warm weather most of the year, too warm for some but great for outdoor lovers

According to the July 2016 Central Texas Housing Market Report released today by the Austin Board of REALTORS®. Across the Central Texas region, 4,230 single-family homes were sold in July 2016, a decrease of 3.1 percent compared to July 2015.

“When it comes to sales volume, we’ve grown very used to seeing year-over-year increases every single month, but it’s important to remember that 2015 had the strongest summer selling season in the region’s history,” said Aaron Farmer, 2016 President of the Austin Board of REALTORS­®. “The value of Central Texas real estate has continued to increase, which is good news for homeowners, but those rising prices could start to have a cooling effect on sales volume in the market amidst growing affordability

Texas home sales and prices experienced strong gains in the second quarter of 2016, according to the 2016-Q2 Texas Quarterly Housing Report released today by the Texas Association of REALTORS®.

“The last few months have been one of the strongest starts to the summer selling season in the history of Texas real estate,” said Leslie Rouda Smith, chairman of the Texas Association of REALTORS®. “Texas homes of all types and price classes are in high demand. This is especially true for homes priced under $200,000, which are often preferred by first-time homebuyers but also in shortest supply across the state.”
