For the past 15 years, Austin Business Journal has invited Austin-area Realtors to submit their numbers for a chance to be a top realtors of Austin. Agents are all ranked by total sales volume for the prior year.  This list has become the mark of Austin’s elite Realtors for more than a decade, and Turnquist Partners Realtors, Inc. (Turnquist Partners), has always produced some of the top earners. 

During the period analyzed for this contest, more than 27,000 homes were sold in Central Texas which was the highest sales volume since 2006 and a 19 percent increase over 2012.  About 110 people move to Austin a day and the city was named the top U.S. metropolitan for job growth.

Austin-area home sales and home prices hit an all-time high in February, according to the Multiple Listing Service report released today by the Austin Board of REALTORS®. In February 2014, 1,761 single-family homes were sold in the Austin area, which is nine percent more than one year prior, and the median price for Austin-area homes was $230,530, an 11 percent gain from February 2013.

The Elite 25 Organization named the winners of the prestigious yearly recognition last week in Austin, Texas.  This award is given to the Austin area’s top luxury home sales specialists and is determined based upon the number of residential sales valued at more than $1 million.    This group is comprised of the top luxury agents of Austin many of which work hand in hand to get deals for their clients done within the group itself across many of the area’s top brokerages.

pool-12Taking a closer look at Existing Home Sales price data reveals an interesting trend going on in the market…

  • As shown in the chart below, while sales in the lower home-price tiers are falling, sales at the upper end are rising, quite swiftly at the highest end.
  • One impact of the fact that home sales are rising at the high end but falling at the low end is that the mix of homes may be changing. In addition to fewer distressed properties, homes selling now may have more bedrooms, square footage, and other valuable amenities than homes that were sold last year.
  • This shift in the mix of homes selling has the effect of pushing up the price of the median home sold, which is simply the price of the home where 50 percent of all homes sold were priced

According to a recent report from the Austin Board of Realtors a non-profit, voluntary organization dedicated to educating and supporting Central Texas REALTORS®.  The Austin real estate market is off to yet another strong year, with Austin-area homes sales up four percent in 2014 and median home prices up seven percent year-over-year.  This news comes on the heels of a record setting residential real estate market in 2013 with home sales setting all-time highs as housing inventory hit all-time lows.
