Engel & Völkers has been represented in the USA since 2007 and is continuing with a steady expansion heading into 2016.  Beginning in March of 2015 Engel & Völkers Austin was established and shortly thereafter our footprint in Texas became well established, with openings of offices in Dallas, Ft. Worth and Houston.  The same has been true across many of North America's top real estate markets and destination cities.

After increasing for five consecutive months, Austin-area home sales dipped four percent in November 2015 compared to the same month of the prior year, according to the Multiple Listing Service (MLS) report released today by the Austin Board of REALTORS® (ABoR). This is only the second decrease in home sales volume for 2015 to date, with the first decrease occurring in May 2015.

Barb Cooper, 2015 President of the Austin Board of REALTORS¬®, explained, “While November single family home sales volume decreased slightly compared to last year, year-to-date home sales volume continues to outpace 2014. With the Austin-area population exceeding two million over the summer, growth in Central Texas is showing no signs of slowing.”

Well respected website Niche.com has recently named West Austin's own Eanes ISD, home of Westlake High School was named the best school district in Texas and the second best school district in the nation!  Niche explores the best school districts based on statistics, student and parent reviews, and expert insights. Ranking factors include state test scores, college readiness, graduation rates, SAT/ACT scores, teacher quality, student and parent reviews, and more.

As Eanes ISD had an A+ overall ranking based on the above criteria, Dripping Springs ISD and Lake Travis ISD came in 7th and 8th place respectively in the state.  As Central Texas continues to grow the demographics of West Austin and Lake Travis have influenced the performance of these

801 Barton Springs Office BuildingNew plans have been announced by a top commercial developer in Austin to bring a new mid-rise office building to the Barton Springs corridor. The 90,500-square-foot building will include four and a half levels of parking, a 1,800-square-foot restaurant, and promises stunning views of downtown Austin, Lady Bird Lake, and Butler Park, which can be admired through its floor-to-ceiling windows on the upper floors.

Generational Commercial Properties won’t disclose just how much the project is going to cost, but their principal has come forward saying that a project of this size would generally cost somewhere between $35 million and $40 million. Construction will begin sometime in 2016, but they haven’t announced an expected completion date at this time.

There's no time quite like the holidays for bringing people together and sharing in the Christmas spirit. With so many great activities going on in and around the city, it's easy to make great holiday memories that are sure to last for years to come.

Here's a list of some of our favorite holiday festivities that are happening around Austin this month.

1) Ice Skating at Whole Foods Downtown

Ice skating can be done year round at Chapparal Ice but if you are looking for that story book, winter wonderland ice skating in Austin than the best place to go is by far Whole Foods downtown. Eat lunch and get some hot cocoa while you wait for your turn on the ice. It's not a huge rink but it is the right size for a Texas winter.

As Austin’s downtown core continues to grow and average home prices in Austin continue to rise many of Austin’s wealthy buyers ($1 million and up) are moving West of downtown.  As in the past the most sought after luxury properties dot the shores of Lake Austin and Lake Travis and now include areas such as Lago Vista and Driftwood near favorite BBQ institution The Salt Lick. 

With condos in downtown still a hot commodity, and more luxury buildings joining the already stellar buildings such as the W Residence, Austonian and Four Seasons Residence tower prices now are near $400,000 for one bedroom condos. 

But what we are seeing is more and more wealthy buyers are looking to leave the downtown core and opting for lake and city views.  For the luxury
