The Austin area was ranked the fastest-growing large metropolitan area for the fifth year in a row, leading the area’s population to finally surpass the 2 million mark for 2015, according to recently released Census Bureau data.

On Thursday, the Census Bureau released population growth data for 2015 compared to 2014, showing 57,395 new residents are now calling the Austin-Round Rock metro area home. 

“There’s nothing magical about the two million mark, but I think people take a step back and say, ‘Wow, Austin’s bigger than I thought,’” Austin demographer Ryan Robinson said. “I know that’s a sort of simplistic sort of thing, but it’s a significant threshold.”

Of the nearly half a million new people the state of Texas gained in 2015, 22 percent — that’s more than 100,000 — resided in the Austin and San Antonio metropolitan areas, according to U.S. Census Bureau numbers released Thursday.

The two major metro centers in Central Texas added 108,680 people, through births or by moving, according to the census, leading experts to ponder on the near-inevitability of an Austin-San Antonio “megalopolis” that can already be envisioned in the form of cities and long stretches of development along Interstate 35.

According to the Multiple Listing Service (MLS) report released today by the Austin Board of REALTORS®, Austin-area single-family home sales increased by 2.9 percent to 1,783 home sales in February 2016 compared to the same month the year prior. Median single-family home price also increased 8.0 percent year-over-year, reaching $269,900 in February 2016.

As well online mortgage and loan resource center revealed which metros have bounced back the most from the Great Recession.  Using data from the federal home price index from 1991 through the fourth quarter of 2015, created a "home price recovery index." The data shows each market's pre-housing-crisis peak value, bottom value, and current housing value.

In Texas, Austin has set the pace for growth. The population in Austin’s metro area hit 1.9 million in 2013; its population grew by 37 percent in the decade ending in 2010. Austin-area single-family home sales dropped slightly in January 2016 compared to the same month the year prior. Home sales decreased by 1.9 percent year-over-year to 1,459 home sales and median price increased 6.3 percent year-over-year, reaching $254,999 in January 2016.

Type 2 short-term rentals' days in Austin are now on the clock.  The Austin City Council has voted and Austin will now have a ban set on Type 2 Short Term Rentals (STR's).  This ruling will not apply to Type 1 STR's, which are owner-occupied homes.  But the ruling could have a major effect on residential real estate investors and small business that rely on renting through sites such as AirBnB and HomeAway which Headquarters is located in Austin, TX.

Austin City Council approved on Tuesday a suite of changes to the city's regulations governing short-term rentals. The most controversial aspect of those changes would eventually outlaw non-owner-occupied short-term rentals in residential areas, the so-called "Type 2 STRs."
